Do you know what your dream home looks like but haven’t found it yet? If you’ve searched high and low for your dream home, it may be time to consider a new build home!
Benefits of New Build Homes
When you choose the new construction route, you can get your dream home and get what you want. Even better? It’s all fresh and new. Forget spending thousands of dollars repairing and remodeling an existing home.
Did you know that builders often incorporate the latest technology like smart technology and energy-efficient features in their new home communities? Imagine having brand new appliances in the kitchen that also help lower your ecological footprint! I call that multi-tasking.
The last significant benefit is the low maintenance because everything is new, so the risk of deferred maintenance and unwanted surprises is very low. To boot, new construction homes often come with an extensive home warranty from the builder. When you buy a new construction home, you’re often saving money since you’re not renovating, and you don’t have to worry about maintenance and repairs.
Model Home Monday
If you’re interested in a new construction home, then you’re going to love my new Model Home Monday series! Each Monday, I will highlight a builder in the Dallas Fort Worth area and take you on a video tour with me of the model home. It’s like you’ll be right there in the new home community with me! You’ll get the facts straight from the source as I’ll be interviewing the builder’s sales representative about what makes their home unique and the best. By providing you with this information, I hope to help you understand what’s involved in a new home build, and I want to equip you with the very best information so you can make the right decision for you and your loved ones.
Tips to Buy a New Build Home
And when you find a new build home that calls out to you, here are five tips that I always share with my buyers who are considering the purchase a new construction home:
1. Hire A REALTOR®
Hiring a real estate agent is so important when choosing a new build! A REALTOR® will help you research builders, neighborhoods, locations, amenities, and more. And I know the perfect REALTOR® for you…his name is Greg! (Hint: it’s me!)
2. Get Pre-Approved
The first step for any home buyer is to get pre-approved by a mortgage lender so you know how much you have to spend, along with what the payment and rate structure looks like. If you need recommendations on trustworthy home mortgage lenders in our area, I can help!
3. Know Your Timeline
A good rule of thumb is the more custom the home is, the less reliable the timeline will be as the builders find and build the specific features you want. The timeline is also important because the builder, lender, and REALTOR® have to work together.
4. Choose your Features and Finishes
This step can be overwhelming for many buyers, which is why a REALTOR® (like me!) is crucial. We can often help you find hidden deals and incentives, and we’re always here to negotiate on your behalf and keep you organized.
5. Schedule Inspections
Throughout the building process, the builder will conduct inspections. Your REALTOR® can help you find your own independent inspector to ensure quality and safety in your new home. Even if it’s a brand new home, I always recommend a thorough home inspection.
