“The Adult Summer Camp” Edition

Welcome to Adult Summer Camp…
Greg Douglas Style!

When you hear the words summer camp, you probably picture cabins, campfires, friendship bracelets, and maybe a few mosquito bites.

Well… this isn’t that kind of camp.

Welcome to Adult Summer Camp: where the adventures are bigger, the lessons are more practical, the mosquitoes are optional, and yes… there’s a little real estate mixed in for good measure.

I wanted to do something different this summer.

Life has a way of keeping us busy with work, errands, responsibilities, and everything else that demands our attention. Before we know it, another season has flown by without trying something new, dreaming a little bigger, or taking a step toward a goal that’s been sitting on the back burner.

So over the next couple of months, I’m inviting you to join me for an Adult Summer Camp experience designed to help you Dream Bigger. Live Bigger. Prepare Bigger.

Inside this newsletter, you’ll find our Adult Summer Camp Activity Card: a fun collection of simple challenges you can complete at your own pace. Some will inspire you to think bigger. Others will encourage you to explore something new, enjoy time with family and friends, or even take one small step toward homeownership or improving the home you already love.

And what would summer camp be without a field trip?

Our featured adventure is A Tale of Two Homes on Saturday, July 25: a one-of-a-kind guided tour aboard our fun bus as we visit two incredible builders: Olivia Clarke Homes in Providence Village and Perry Homes in Celina. We’ll compare beautiful homes, enjoy food, prizes, builder incentives, expert advice, and spend the day making memories together. Whether you’re actively planning to buy, simply gathering ideas for the future, or just love touring beautiful homes, I think you’ll have an amazing time. Our registration deadline is July 18th.

As always, we’ll also wrap things up with a quick look at what’s happening across the Dallas-Fort Worth real estate market, so you’ll stay informed whether you’re buying, selling, investing… or simply keeping an eye on your home’s value.

So grab your Adult Summer Camp Activity Card, pick a few adventures, reserve your seat for our field trip, and let’s make this a summer filled with purpose, possibility, and maybe even a few surprises along the way.

After all…

The best summers aren’t measured by the vacations we take. They’re measured by the memories we create and the dreams we decide to chase.

See you at camp!

Blessings,

Greg

Is the Market Heating Up or Cooling Down?

If you’ve been wondering whether the Dallas-Fort Worth housing market is still moving at full speed, here’s the simple answer:

It’s still a seller’s market—but things are becoming a little more balanced.

Across the DFW Metroplex, the number of homes for sale increased nearly 5% from April, giving buyers more options than they’ve had in recent months. At the same time, the number of homes going under contract dipped slightly month over month, meaning buyers are taking a little more time before making offers.

Even with that slowdown, the Pending Ratio—a key indicator of market strength—remains at 28.4%, comfortably above the 25% threshold that typically signals a seller’s market. In other words, well-priced homes are still attracting buyers, but the frenzied pace we’ve seen over the past few years is beginning to settle into a healthier rhythm.

What does this mean for you?

  • Sellers: Buyers are still out there, but pricing your home correctly and making a great first impression are more important than ever.
  • Buyers: You may have a little more breathing room, a few more homes to choose from, and less pressure to make split-second decisions.

Whether you’re thinking about buying, selling, or simply watching the market, today’s conditions are creating opportunities for those who have the right strategy.

Sweet Tip from Greg: A balanced market doesn’t mean slowing down—it means making smarter moves. The best opportunities often come when the market begins to normalize. 🍬🏡
