Here’s why an inspection is one of the smartest moves you can make—even when everything looks shiny and new.

Builders Are Human (And So Are Their Crews)

Even the best builders—ones I trust and work with often—rely on a network of subcontractors and vendors. With so many moving parts, it’s not uncommon for small issues to slip through the cracks. City Inspections Are NOT the Same as Private Inspections

Yes, new homes go through city code inspections. But those inspections are focused on minimum safety and code compliance, not craftsmanship or future performance. Private home inspectors go deeper—checking things like roof installation, foundation leveling, window sealing, attic insulation, and proper grading around the house to prevent future water issues.

City inspectors are checking the box. A private inspector is protecting your interests.

Pre-Drywall and Final Inspections = Double Protection

For my clients buying new construction in neighborhoods like Castle Hills, Mustang Park, and Austin Waters, I always recommend two inspections:

  1. Pre-Drywall Inspection: This happens before the walls are closed up. Your inspector can review framing, electrical wiring, plumbing runs, and HVAC ductwork—things that will be hidden later.
  2. Final Inspection (Before Closing): Once the home is finished, this inspection ensures everything from outlets to doors, appliances to insulation, are functioning as promised.

This two-step approach gives you the most complete picture of your new home.

Catch Small Issues Before They Become Expensive Repairs

Maybe the slope of your driveway doesn’t drain properly. Maybe your upstairs AC isn’t cooling like it should. Maybe a GFCI outlet wasn’t wired correctly. These are the types of things that can be caught in a professional inspection—and corrected before closing, while the builder is still responsible for fixing them.
