What Does All This Mean?
What this chart really shows (when you strip away the noise) is that pricing your home correctly from the start makes a massive difference in both your timeline and your final outcome.
Out of all the homes that sold, nearly 64% had to reduce their price at some point, and those homes took significantly longer to sell (about 108 days on average), and ultimately sold for less relative to their list price (about 90% of asking). Even more telling, many of these homes had been listed before and came back to market, essentially “chasing” buyers with price drops. That’s where you see the longest timelines and the biggest gap between what sellers hoped to get and what they actually received.
On the flip side, the homes that were priced right from day one (meaning they didn’t need a price reduction) sold much faster (around 18 days) and for nearly full asking price (almost 99%). The strongest performers were homes that were new to the market and priced correctly upfront. They sold in as little as 15 days and stayed competitive without needing adjustments.
In simple terms:
Homes don’t lose value because of the market. They lose value when they’re not aligned with it from the beginning. The longer a home sits, the more leverage shifts to the buyer. But when a home hits the market at the right price, it creates urgency, attracts stronger offers, and ultimately puts the seller in a much better position.
