“The Let’s Buy A Home” Edition

There’s something about April that just hits different. Maybe it’s the fresh energy in the air, maybe it’s the longer days… or maybe it’s that feeling that it’s finally time to make a move. And if you’ve been thinking about buying a home (whether it’s your first, your next, or your “this is the one” home), you’re in exactly the right place.

Welcome to the “Let’s Buy A Home” Edition, where we’re not just talking about real estate… we’re talking about stepping into your next chapter with clarity, confidence, and just the right amount of excitement. Around here, we make real estate a sweet experience, and this month, I’m giving you everything you need to take that next step: resources, insights, and a little bit of that Real Estate Candy magic to make the process feel a whole lot smoother.

Now, let’s talk about something real for a moment… are you living in the SHOW or living in the KNOW? In this edition of Dream Big, Live Bigger, I’m breaking down three key things you should be thinking about if you’re ready to shift from just looking the part… to actually building something that’s yours. Because ownership isn’t about appearances. It’s about positioning yourself for something bigger.

We’re also shining a spotlight on DR Horton this month (one of the most active builders in our market), and I’m sharing a few insider tips on how you can navigate buying new construction like a pro. If you’ve ever wondered how to get into one of these communities the right way, I’ve got you covered.

And… I’ve been waiting to say this…

Drumroll please…

Introducing a brand new segment: Go Get Your Blessing – Your NEW Home Starts Here. This is where we cut through the noise and give you a clear, straightforward path to actually making homeownership happen. No fluff. No confusion. Just real steps to help you move forward.

If you know someone who’s been thinking about buying, dreaming about buying, or maybe just needs a little push in the right direction, go ahead and share this with them. Because sometimes, the difference between thinking about it and doing it… is just having the right information in front of you.

Let’s make this the season you stop watching… and start winning.

Blessings,

Greg

What Does All This Mean?

The chart above shows “months of supply,” which is a simple way to understand how competitive (or slow) a real estate market is in different areas. In plain terms, it answers the question: “If no new homes were listed, how long would it take to sell everything currently on the market?”

  • Lower numbers (under ~4 months) = a seller’s market → homes are selling quickly, inventory is tight, and sellers tend to have the advantage.

  • Around 4–6 months = a balanced market → supply and demand are more even.

  • Higher numbers (over ~6 months) = a buyer’s market → more homes available, giving buyers more choices and negotiating power.

Looking at this chart, most areas in the Greater Fort Worth region are sitting between about 2 and 4 months of supply, which means many of these markets are still leaning toward a seller’s market, even as things begin to normalize. That tells us homes are still moving, but not at the ultra-fast pace we saw in previous years.

There are a few exceptions: areas like Godley/Joshua and Sanger, which show over 6 months of supply. Those pockets are shifting more toward a buyer-friendly market, where homes may take longer to sell, and buyers have more leverage to negotiate price or terms.

Overall, when you combine everything (“All Combined” at 3.3 months), the market is still relatively tight, but is gradually balancing out. That’s a sign of a healthier, more stable market where both buyers and sellers can find opportunities. It just requires the right strategy depending on the specific area.
